Where experience exceeds expectation

Bathe in the lakeside hot tub and bask in the bosom of oak-timbered luxury in a Windermere waterside lodge with home cinema, boathouse and sundecks. At Water's Reach, lake meets mountain and experience exceeds expectation.

Ultimate luxury in a spectacular setting

Imagine the ultimate Swiss ski lodge: an oak-timbered lodge with glass-panelled balconies and wooden sundecks designed by a world-class architect. A lodge equipped with home cinema, games room and landscaped lawns. On a plot of 1.25 acres adjoining endless farmland.

Now transport that lodge from Bessans to Bowness-on-Windermere. Two worlds collide and you get the best of both: ultimate luxury in a spectacular setting. Yards from the lapping waters of Lake Windermere, Water’s Reach comes fully loaded for a good time.

Crack open the champagne and fire up the barbie. Beneath the ever-shifting panorama of the Langdales and framed theatrically by mature woodland, revive friendships, reacquaint with family, remember good times and make many more.

Bring your boat to the boathouse and jetty for direct access onto the water. Eat, drink and be merry in beautiful Bowness. Kick back, spread out, breathe deeply, pour a drink by the log-burning fires and drink it all in. Life might never get this good again.

Garden and the Lake

Water’s Reach is a secluded property with acres of gardens and grounds surrounding the house. There are wild meadows with native grasses and shrubs for the authentic Lake District feel, and rolling lawns for kids to run free and enjoy.

The open terrace leading from the house has both sun loungers for relaxing and a dining area for al-fresco meals, not to mention a barbecue.

Your very own private jetty is ideal for tying up your kayaks, with direct access out onto the water of Lake Windermere. If you don’t have your own kayaks, don’t worry: there are plenty of hiring options right on your doorstep at Water’s Reach.

A cosy hunter’s lodge with huge living spaces, Water’s Reach is full of luxury but doesn’t lose any of its homely feel.

Monopoly marathons are ideally placed in the family room. The Stuv wood burner perfectly warms your feet after a day’s adventure out on the lake and the squishy sofas are more than welcoming.

The cinema room is the ultimate hideaway for family movie nights; the 65″ television and state-of-the-art sound system bring every movie to life right before your eyes.

For those who like to shoot pool there is a large games room with bespoke 8ft pool table over-lit with modern lighting. There are also plenty of books to help you explore the local area.

Cooking and Dining

The adjoining breakfast area has a rustic green oak dining table with views overlooking the lake. The breakfast area is perfectly positioned to catch the sunrise over the lake in the morning.

A few stairs lead up to the formal dining room with a bespoke log edge, 12-seater, oak dining table. A truly magical spot to enjoy an evening meal with your friends and family.
