Water’s Reach is a secluded property with acres of gardens and grounds surrounding the house. There are wild meadows with native grasses and shrubs for the authentic Lake District feel, and rolling lawns for kids to run free and enjoy.

The open terrace leading from the house has both sun loungers for relaxing and a dining area for al-fresco meals, not to mention a barbecue.

Your very own private jetty is ideal for tying up your kayaks, with direct access out onto the water of Lake Windermere. If you don’t have your own kayaks, don’t worry: there are plenty of hiring options right on your doorstep at Water’s Reach.

A cosy hunter’s lodge with huge living spaces, Water’s Reach is full of luxury but doesn’t lose any of its homely feel.

Monopoly marathons are ideally placed in the family room. The Stuv wood burner perfectly warms your feet after a day’s adventure out on the lake and the squishy sofas are more than welcoming.

The cinema room is the ultimate hideaway for family movie nights; the 65″ television and state-of-the-art sound system bring every movie to life right before your eyes.

For those who like to shoot pool there is a large games room with bespoke 8ft pool table over-lit with modern lighting. There are also plenty of books to help you explore the local area.

Cooking and Dining

The kitchen is fully equipped with all the latest mod-cons. Including a convenient ‘Quooker’ tap giving you instant hot water, as well as three cookers, there is more than enough room to keep your party well fed.

The adjoining breakfast area has a rustic green oak dining table with views overlooking the lake. The breakfast area is perfectly positioned to catch the sunrise over the lake in the morning.

A few stairs lead up to the formal dining room with a bespoke log edge, 12-seater, oak dining table. A truly magical spot to enjoy an evening meal with your friends and family.

Bedrooms

There are five en-suite bedrooms, all with floor-to-ceiling windows. Four of the bedrooms have uninterrupted lake views and three have their own private balconies.

Two of the bedroom suites have mezzanine ‘chill out’ areas perfect for relaxing with a bottle of wine of an evening.

A further two bedrooms have zip-and-link beds, which can be set up as either twin or double rooms, providing perfect flexibility for families.
